Booking Terms & Conditions

1. Booking Process and Confirmation


A reservation is considered confirmed only upon receipt of the required advance payment by bank transfer.


Alternatively, guests may choose to pay the full booking amount at the time of reservation.


All prices, offers, and transactions are quoted and processed in Euros (EUR).


A non-refundable advance payment of 30% of the total booking price is required to confirm the reservation.


The remaining balance (70% of the total booking price) must be received no later than 30 days before the scheduled arrival date. If the remaining balance is not received by the due date, the property owner reserves the right to cancel the reservation, and the cancellation policy set out below shall apply.


The booking offer is valid for 3 days from the date of issue. If the advance payment is not received within this period, the offer will automatically expire.

2. Cancellation and Refund Policy


Cancellation more than 30 days before arrival


    • If the full booking amount has been paid, 70% of the total booking price will be refunded.
    • If only the 30% advance payment has been made, the advance payment is non-refundable.


Cancellation within 30 days before arrival or No-Show


No refunds will be issued for any amounts paid.


Rescheduling


If a reservation is cancelled more than 30 days before arrival, the paid amount may, upon prior agreement and subject to availability, be transferred to another available stay within the same calendar year.
This option is offered solely at the discretion of the property owner and is not available for cancellations made within 30 days before arrival or in the event of a no-show.

3. Price Includes


The total rental price includes:


    • Accommodation (overnight stays)
    • Tourist tax
    • Bed linen
    • Towels
    • Final cleaning


No additional mandatory accommodation charges apply unless otherwise stated during the booking process.

4. House Rules


    • Check-in: From 4:00 PM (16:00) on the day of arrival.
    • Check-out: By 10:00 AM (10:00) on the day of departure.
    • Maximum occupancy: The property consists of two separate houses: one accommodating up to 4 guests and the other up to 2 guests. The maximum total occupancy is 6 guests, depending on the selected accommodation option.
    • Pets are welcome.
    • Smoking is permitted.
    • Parties, events, commercial photography, and any activities that may disturb neighbours or damage the property are strictly prohibited.
    • Only the guests listed in the reservation are permitted to stay at the property unless otherwise agreed in writing by the property owner.

5. Additional House Rules


Water Supply & Cistern


The property's water supply comes from a traditional rainwater cistern. The tap water is not suitable for drinking; guests are kindly requested to use bottled drinking water.


Water is a valuable resource. Please ensure that all taps are completely turned off after use to prevent unnecessary water loss and depletion of the cistern.


Solar Power System


The property operates entirely on a solar-powered electrical system with battery storage. Electricity is therefore limited.


To avoid overloading or damaging the system:


    • Do not use multiple high-power electrical appliances (such as hair dryers, irons, electric kettles, or similar devices) at the same time.
    • Charging electric vehicles (EVs), electric scooters, or other high-capacity batteries from the property's electrical system is strictly prohibited.


Guests may be held responsible for damage resulting from misuse of the electrical system.


Swimming Pool


Please shower before entering the swimming pool.
To protect the pool's filtration system and water quality, guests are kindly requested to avoid entering the pool immediately after applying heavy sunscreens or tanning oils.


For safety and hygiene reasons:


    • Glass bottles and glassware are not permitted in or around the pool.
    • Food and drinks are not permitted inside the pool.
    • Children and non-swimmers must be supervised by a responsible adult at all times.
    • Guests use the swimming pool at their own risk.


Farm Animals


Guests are welcome to visit and observe the property's sheep, goats, and chickens.
For the safety and well-being of both guests and animals, please do not feed the animals or enter their enclosures unless accompanied by the host.


Smoking & Fire Safety

Smoking is permitted. As the property is surrounded by natural vegetation, guests are asked to use the provided ashtrays at all times and exercise extreme caution when smoking outdoors. Open fires, fireworks, and any activity that may create a fire hazard are strictly prohibited except in designated areas approved by the host.


Pets


Pets are welcome.


To help maintain the property:


    • Pets are not permitted on beds, sofas, or other furniture.
    • Guests are responsible for cleaning excessive pet hair before departure.
    • Guests are responsible for any damage caused by their pets during their stay.


Safety Around the Property


The property includes a swimming pool, open irrigation water, natural terrain, and traditional stone walls.
Parents and guardians are solely responsible for supervising children at all times. Guests should exercise appropriate caution when using all outdoor areas.


Guest Registration (eVisitor)


In accordance with Croatian law, all guests, including children, must present a valid passport or national identity card upon arrival for registration in the Croatian eVisitor tourist registration system.


This registration is a legal requirement. Failure to provide the required identification may result in the reservation being refused or cancelled in accordance with applicable law.

6. Guest Responsibility


Guests are expected to treat the property with care and respect throughout their stay.


The guest is responsible for any damage to the property, furnishings, equipment, or inventory caused by themselves or members of their group, excluding normal wear and tear. The property owner reserves the right to recover the reasonable cost of repair or replacement where applicable.


Guests are also responsible for complying with all House Rules and Additional House Rules throughout their stay.

 

7. Force Majeure


The property owner shall not be liable for cancellations, delays, or interruptions caused by circumstances beyond reasonable control, including but not limited to natural disasters, severe weather, government restrictions, war, pandemics, utility failures, or other force majeure events.

8. Governing Law


These Booking Terms & Conditions shall be governed by and interpreted in accordance with the laws of the Republic of Croatia.


By making a reservation and submitting the required payment, the guest confirms that they have read, understood, and accepted these Booking Terms & Conditions.
